They are understands that people are the center of our success. Due to Thailand business expansion, we are currently seeking an enthusiastic and experience professional to join our company in the following position:
Position General Manager
Job Type: Permanent
Location: Bangkok
Salary Range: 100,000 - 120,000 THB
Responsibilities
- To control and provide day to day management and report property management matters to VP and report immediately in the emergency cases.
- To ensure overall property are checked and prepare operational monthly report to the management.
- To monitor, control and organize all on site staffs and to be responsible for the actions of such staffs in addition to ensuring staff rosters, all holidays are adequately covered.
- Regularly inspect the property on a daily basis and responding to co- owners complaints and comments.
- To monitor of all emergency procedures at the property, including overseeing evacuation and fire drills.
- To monitor and review the operation of all on- service sub- contractors such as cleaning, security, gardening, pest control and lift contractors, etc. to ensure all services are performed satisfaction as per agreed in the contract and cost quoted.
- To control and liaise with the M&E engineer regularly to ensure sufficient service staffs, including team of technicians, is maintained at all times.
- Organizing special event/ activities and display as on the CJP committee/ the management approval.
- Works with- engineer to assign duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to client. Review specifications or plans, obtaining advice from the engineer, add/ or engineering team.
- Maintain and accurate up- to – date flow of information to the accounting dept., and co- ordinate the preparation of accounting matters (if any). To manage the accounting process and directs on- site included outsource company function.
- Preparing annual operation budget for the management approval and controlling operations expense in relation to the approved budget expenditure.
- To arrange and prepare the AGM, EGM, BOC, etc. of property under condominium act and rules and preparing the budgeting.
- To prepare reports on status of building such as occupancy, etc.
- To be on call 24 hrs. in the event of emergency incidents.
- To carry out any others ad hoc duties as assigned by the management.
Qualification:
- Over 10 years experiences with n condominium property management and at least 5 years experiences in management role.
- Bachelor degree required and advanced degree is a plus.
- The ability to plan and priority workloads and delegate accordingly.
- Effective leadership and the ability to motivate other.
- The business sense and a well-developed residential/ commercial awareness.
- A desire to work as part of a team to generate fresh and innovative ideas
- The ability to multi- task and work under pressure.
- Experienced in management of residential and / or multi-purpose building.
